Ground Water, as it enters NE Corner of property.
I had to dig a trench, to drain water into a four inch pipe, leading to storm sewer.
My backyard is ruined.

Note water feed, near top of pool, which drains non-stop. This isn't rain water, it's spring water.
27,000+ gallons of water feeding storm drain, which ultimately lead to the Leach Creek Holding Basin of which outflow is regulated by the City of Tacoma.
